We are four siblings from the village of Filoti, Naxos, who have poured our love and dedication into creating these villas. What began as a family dream has grown into a place where we share the beauty, traditions, and hospitality of our island with others. Our goal is to make every guest feel at home while experiencing the charm of Naxos — its stunning landscapes, rich culture, and warm community. We hope you fall in love with our island, just as we have.

We act as a booking platform for our own luxury villas which are located an Naxos, Greece.

2. Eligibility

• You must be at least 18 years old to make a booking.
• By booking, you confirm you have the legal capacity to enter into this agreement.

3. Bookings & Payments

• All bookings are confirmed only after payment (full or deposit as stated during checkout).
• Prices shown include applicable taxes unless stated otherwise.
• You are responsible for reviewing property details, amenities, and house rules before booking.

4. Cancellations & Refunds

• Cancellation terms vary by property and are displayed at the time of booking.
• Refunds (if applicable) will be processed according to the property’s cancellation policy.
• We recommend purchasing travel insurance to protect against unexpected changes.

5. Guest Conduct

While staying in a booked villa, you agree to:

• Respect the property, neighbors, and local laws.
• Not host events, parties, or additional guests beyond the agreed number unless approved.
• Avoid illegal activities or activities that could cause damage to the property.

6. Damage & Security Deposits

• You are financially responsible for any damage caused during your stay.
• Some properties may require a refundable security deposit, returned after a satisfactory inspection.

7. Property Listings & Accuracy

• We strive for accuracy but cannot guarantee that all property descriptions, photos, or amenities are error-free.
• The responsibility for property condition lies with the property owner/host.

8. Limitation of Liability

• We are not responsible for disruptions due to weather, natural disasters, strikes, or other events beyond our control.
• To the fullest extent allowed by law, our liability is limited to the total amount you paid for your booking.

9. Changes to These Terms

We may update these Terms at any time. Continued use of our site after updates means you accept the revised Terms.

10. Governing Law

These Terms are governed by the laws of Greece. Any disputes will be resolved in the courts of Greece.
